TEAM

Meet Our Team of Experts

Mr. Vilas Patel and Mr. Durga Prasad Gadde are owners and developers of Shoora
EB-5. They bring to the table more than 40 years of experience in hotel development
and operation. Their ‘Phase One’ development of a Marriott AC has successfully raised
EB-5 investment capital. Now their sights are set on building a full-service Sheraton
hotel to be the new landmark of the Atlanta International Airport Gateway Center
and Airabella, a premier, rural, mixed-use project at Lake Oconee.

Durga Prasad Gadde

Partner

Durga has extensive career background in financial management, professional and investment  visa process management, and real estate investment. Durga owns and manages Technology  Staffing Firm, HCL Global Systems Inc., and serves as Shoora Regional Center’s Chief Financial  Officer and head of Investor Relations. Durga also oversees investment of a diversified portfolio  of real estate assets across the East Coast of the United States and brings a wealth of knowledge  in the full life cycle of real estate investment from initial concept to successful operation.

Mr. Gadde is the founder and CEO of HCL Global Systems, a minority-owned staffing company  based in Michigan. Founded in 2005, HCL specializes in IT development, providing contract,  contract to permanent, and full-time candidates in the IT industry. HCL Global works with multiple  Fortune 500 companies to meet their staffing requirements, and is expanding its services to light  and heavy industrial engineering industries. Mr. Gadde also founded Lotus Hospitality  Management in 2013. Lotus Hospitality Management owns and manages seven branded  hospitality properties in the southeastern United States.

Vilas Patel

Partner

Vilas serves as Managing Principal for Shoora Regional Center and  maintains oversight of all aspects of the Regional Center, ensuring successful outcomes for  investors and projects. Vilas, along with his partner Durga Prasad Gadde, led the successful  completion, opening, and job creation of the AC Hotel Atlanta Airport Gateway, which  incorporated EB-5 regional center funding.

Mr. Patel is the Managing Principal of Choice Gateway, LLC, a commercial real estate development company based  in Atlanta, Georgia. Choice Gateway focuses on transforming underutilized urban  locations into high-profile, multi-use facilities throughout the southeastern United States. Mr. Patel  is also an experienced hotel owner and developer, with three hotel properties in Georgia, including  the AC Hotel by Marriott in Atlanta, which opened in January 2020; and the Sheraton Four  Diamond by Marriott in Atlanta, which is currently under development.

EB5 Visa FAQ

Foreign investor with a minimum investment amount of $800,000 USD or equivalent Currency is required. These funds have to be validated and investors must be an accredited. There are no minimum educational or English knowledge requirements for the green card under the EB-5 Program. The minimum age of primary applicant is 21, with no criminal records.

  • Setup an initial consultation with Shoora EB5 to discuss your case

  • Request your EB-5 project offering documents and read them fully. Ask questions as needed.

Shoora EB5’s current project is Airabella Lake Oconee. Airabella Lake Oconee is a proposed, 137-acre mixed-use residential property, to be located just a stone’s throw from beautiful Lake Oconee, will add layers of experiences to the area’s everyday offerings including chef-driven restaurants, a brewery, a boutique hotel, local retail, shared green space and a nine-hole public golf course. In this pedestrian-friendly community, residents and guests can park and leave their cars. Walkways and cartways, overlooks, pocket gardens, bridges, fire pits and benches emphasize walkability and self-propelled mobility in this walkable outdoor community.

  • The EB-5 program requires a $1,050,000 for a standard (non-TEA investment) and $800,000 for a Targeted Employment Area investment (TEA).
  • Targeted Employment Areas can either be high-unemployment areas or rural areas. To qualify as a high-unemployment TEA, an area must have an unemployment average of at least 150% of the U.S. national unemployment rate.
  • To qualify as a rural TEA, an area must be outside a metropolitan statistical area (MSA) and cannot be within a city with a population of more than 20,000.
  • The job-creating entity (JCE) is required to both do its main business in the TEA and also create jobs in that area.

  • To qualify as an EB-5 accredited investor, a person must have either a personal or joint net worth of $1 million. However, this amount cannot reflect the worth of the person’s primary residence and must come from other sources of income.
  • An accredited investor must also have an annual income of $200,000 individually, and $300,000 when in combination with their spouse, for the previous two years when applying for the EB-5 visa. It is also expected that the person will make the same amount during the year of the investment.
